The Move You Make at 70 Is Easier Than at 80
Most people don't move when they decide it's time. They move when life forces the decision, and by then, nobody in the family gets much of a say.

I’m going to say something that might sound uncomfortable, but I say it because I care about the people I work with. The move you make at 70 is a whole lot easier than the move you make at 80. A lot of the people I sit down with waited about ten years longer than they wish they had.
Here’s what I’ve seen again and again in this business. Somebody loves their home. The kids grew up there. The yard kicks butt and is full of good times. And there’s really no reason to rush, so they wait. I completely understand it.
But here’s the hard part. For a lot of families, the move doesn’t happen when they finally decide it’s time. It happens because life forces our hand. Suddenly, the family is making a huge decision in a couple of weeks or months, under the worst possible stress, and mom or dad don’t always get a say.
That’s the version nobody plans for, and I’ve seen it happen a lot over the years. So I want to talk about the better version.
Moving on your own terms is a completely different experience. When you plan the move while you’re healthy and steady, you get to choose. You choose the neighborhood. You choose the timing. You choose the home that actually fits your next chapter.
You also get to go through 50 years of belongings at your own pace, instead of your kids doing it during a weekend. That’s not downsizing. That’s you staying in the driver’s seat of your own life.
The house itself gets harder to sell the longer you wait. A home that hasn’t been updated in 20 or 30 years can take more work to bring to the market, and that work is a lot easier to manage earlier than later.
When you plan ahead, you have time to do the repairs that matter, make the smart cosmetic changes, and sell from a position of strength instead of scrambling.
There’s also something worth thinking about on the buyer side. The likely buyer for your home is someone at the same stage of life you were in when you bought it, and getting the house ready for that buyer takes energy. That’s energy you want to spend while you have more of it.
This isn’t about rushing you out of a home you love. I deal with a lot of probate situations, sellers, and families who don’t always know what comes next. Some of you reading this have recently been through exactly that, and you know I’m here to help.
But what I’m describing is the opposite of rushing. It’s about giving you the freedom to make this decision the way it should be made: with time, with options, and with you fully in charge.
